Abhishek Lodha Turned an Old Textile Mill Into India's Luxury Real Estate Blueprint

Abhishek Lodha joined his father Mangal Prabhat Lodha's real estate business in 2003, after starting his career as a management consultant at McKinsey. He didn't simply step into an existing operation — over the following two decades, he built what has become Lodha Developers (formerly Macrotech Developers) into one of India's largest listed real estate companies, generating ₹13,780 crore in revenue in FY25 alone. That trajectory earned him the EY Entrepreneur of the Year 2025 award in the Energy, Real Estate and Infrastructure category, part of a winners' list that also included Deepinder Goyal of Eternal as the overall national winner.

The Deal That Set the Template

Lodha has pointed to a specific early move as the one that defined his approach to real estate: the 2005 acquisition of the 7.5-acre Apollo Mill site in Mumbai, an old textile mill compound that he transformed into a landmark residential complex. The project became a template Lodha would repeat across the company's portfolio — identifying large, underutilised urban land parcels, often tied up in complex redevelopment situations other developers found too difficult to untangle, and converting them into premium residential and commercial developments at a scale few Indian developers were attempting at the time.

Bringing Global Design Standards Into Indian Real Estate

A consistent thread in Lodha's strategy has been importing genuinely global design credibility into Indian housing, rather than treating "luxury" as a marketing label applied to standard construction. He's collaborated with internationally recognised names including Armani/Casa and designer Philippe Starck, bringing a level of design partnership into Indian residential real estate that was largely unprecedented domestically — part of a broader strategy to build luxury housing that could credibly compete with, rather than merely imitate, comparable developments in London, New York or Singapore.

Betting on Sustainability as a Structural Advantage, Not a Marketing Layer

Lodha has also built out one of India's largest green real estate portfolios under his leadership, alongside a stated net-zero roadmap covering both design and clean energy across the company's projects. That commitment extends into the company's philanthropic structure: in October 2024, Lodha and his family transferred a significant equity stake into a philanthropic foundation, one of the more substantial acts of corporate philanthropy in recent Indian business history, alongside continued programmes supporting women's empowerment, skill development and community welfare through the Lodha Foundation.

A Second-Generation Leader Judged on His Own Numbers

What distinguishes Lodha's recognition from a typical successor narrative is that the company's growth over the past two decades has been measured in his own operating results, not his father's founding-era numbers. Sales bookings grew 34 percent to ₹12,014 crore in FY23 alone, with continued double-digit growth targets set in the years since — a track record built through his own strategic calls on land acquisition, project mix and capital allocation, not inherited momentum from the business's earlier decades.

Why It Matters for Entrepreneurs

Lodha's spotlight moment is a useful case study in what a credible second-generation transition actually requires: not preserving what came before, but making distinct, high-conviction bets — a landmark redevelopment project, global design partnerships, a large-scale sustainability commitment — that a founder's original vision hadn't yet attempted. For entrepreneurs inheriting an existing business, the lesson isn't about respecting the original model. It's about finding the specific area where your own judgment can meaningfully extend it.
